Miami (EE.UU.), 2 sep (EFE).- Después de una estrepitosa caída, el mercado inmobiliario de Miami está levantándose con las compras en efectivo de inversores internacionales que aprovechan las ventajas que les ofrece un dólar debilitado frente a sus fortalecidas monedas.
Latinoamericanos y europeos apalancan un sector que analistas habían pronosticado se demoraría entre 10 y 15 años para vender el gran inventario de propiedades que tenía acumulado cuando estalló la burbuja inmobiliaria en 2008, dijeron a Efe promotores y agentes de bienes raíces.
“El mercado internacional es el principal factor que está causando esta reactivación. Los países Latinoamericanos, en especial Brasil, Argentina, Venezuela y México, son los más activos, y en Europa se destacan Italia y España”, aseveró Edgardo Defortuna, presidente de Fortune International Realty.
Las monedas de esos países, explicó, se han revalorizado en relación con el dólar, lo que “hace muy atractivo el producto de Miami”.
Alicia Cervera, socia ejecutiva de Cervera Real Estate, dijo que ha sido “una sorpresa agradable lo rápido que se ha vendido el inventario que existía, porque cuando comenzó la crisis (inmobiliaria) hace tres años” Miami contaba con “mucho producto nuevo”.
La mayoría de los extranjeros “están comprando en efectivo y hay entidades bancarias que en este momento financian un 50 % de la compra a clientes internacionales”, agregó.
Greg Freedman, socio de BH III LLC (“BH3″), coincidió con Defortuna al comentar que los compradores latinoamericanos están tomando ventaja del fortalecimiento de sus monedas frente al dólar y “de los precios de descuentos que existen actualmente en Estados Unidos”.
Destacó que el 47 % de los compradores de una de las propiedades de su portafolio, Trump Hollywood, ubicada en Hollywood, al norte de Miami, son de países latinoamericanos como Colombia, Venezuela, Brasil, México, Ecuador, Argentina y Uruguay.
Brasil resalta en el mercado inmobiliario de Florida como el “número uno” en adquisiciones de propiedades; Venezuela, Colombia y México también están entre los principales compradores, según Cervera.
“Hay muchísimos mexicanos, lo que es relativamente nuevo para Miami porque tradicionalmente se iban más hacia el oeste de Estados Unidos. Cada año se ven más y realmente ya es un movimiento muy fuerte de mexicanos comprando segundas y terceras residencias acá”, dijo a Efe.
Los mexicanos son atraídos a la ciudad por “ser muy latina, se sienten como en su casa”.
Miami cautiva a los extranjeros, en gran parte, por la localización “tan espectacular que nos pone en medio de Estados Unidos, Europa y Suramérica, por ser una ciudad bilingüe y cada día más trilingüe, porque en este momento se está sintiendo la influencia brasilera”.
Los inversores europeos, sobre todo los españoles, también están apostando al mercado de bienes raíces de Florida.
Nelson Ríos, agente inmobiliario de Cervera Real Estate, explicó que los inversores españoles consideran que debido a la crisis económica de su país y la situación del euro frente al dólar “es más favorable para ellos comprar en Miami”.
Los españoles son inversores que se sienten cómodos en esta ciudad por la gran presencia de banca de su país, un factor que “les genera mucha confianza para traer dinero en efectivo”, dijo Ríos.
La gran mayoría de ellos desea que sus propiedades estén cerca de la playa y por lo general compran apartamentos, al igual que los latinoamericanos.
Edgardo Defortuna dijo a Efe que el mercado de Miami tiene una perspectiva “muy alentadora” porque se “alimenta significativamente del comprador extranjero”.
“Creo que en el corto plazo vamos a volver a ver nuevos proyectos en construcción, como los terrenos frente al mar y el área del distrito financiero de Miami (Brickell)”, dijo con optimismo.
